Rental Agreement

The following is the information contained in the Project Thrive Rental Agreement for you to view and be familiar with. While we are having you acknowledge each line item, it is not a binding agreement until you sign the physical copy at the Pregnancy Support Center.

This agreement made and entered into by and between Laclede County Pregnancy Support Center, Project Thrive, hereinafter referred to as Landlord, and the above-named person hereinafter referred to as Tenant, WITNESSETH:

1.

Tenant agrees to pay as rental for the premises the sum of $625 per month, payable in advance on the 1st day of each month. This agreement may be terminated by either party by giving thirty days written notice to the other party.

Tenant shall be responsible for all utilities used on said premises.

Tenant agrees to follow the terms of the Resident Agreement attached hereto and incorporated herein by reference.

4.

Landlord reserves the right to enter the premises at all reasonable hours for inspection and to make repairs and alterations thereto. Tenant MUST obtain consent from Landlord before making any alterations or improvements or repairs. Any repair made without the consent of the Landlord shall be at the expense of the Tenant and will not be reimbursed by Landlord and cannot be deducted from any rental payment without Landlord's consent.

Tenant may not sublet the premises

In the event Tenant fails to pay the rental on the due date or fails to comply with any other term or condition of this agreement, Landlord has the option of terminating this agreement by giving Tenant ten days written notice. Written notice shall be construed as delivered by delivering the same to Tenant at the residence described above, and in the case of Tenant's failure to pay rent when due, this agreement shall be considered in default automatically ten days after the due date and Landlord shall be deemed to be entitled to the possession of the premises at that time.

Tenant shall have the obligation to keep the premises in a clean and sanitary condition at all times and when vacated by Tenant, the premises shall be in as good condition as when received, ordinary wear and tear excepted. Tenant shall keep the exterior and interior of the premises clean and attractive and free of trash and debris at all times.

Tenant shall not at any time enter the locked buildings or tamper with any parked vehicles on the premises which belong to Landlord or other tenants.

9.

If suit is brought by Landlord for unlawful detainer of the premises, for the recovery of rent due, or for any obligation of Tenant, arising under this agreement, and Tenant is found to be responsible to Landlord for the items sued for, Tenant agrees to pay Landlord reasonable attorney's fees and any court costs incurred therein.
